Mostly long term puts against stocks I think are highly overvalued. 

In my opinion, the high interest rates are not as much of a problem for investors but more so for owner-occupied home buyers.

There is a shortage of product and limited certified growers in the state, so the demand at dispensaries and processors is very high.

Hi Sam, I would highly recommend reach out to your county or city government to get accurate STR regulations before you list it on Airbnb & VRBO. 

There’s a whole lot more thinking necessary than just stumbling across a YouTube video and being enticed by a change in lifestyle dream.  

There are times where an amendment makes more sense... let's that year had particularly high income relative to other years.

 I highly recommend speaking to your attorney about it.
