Good stuff - are you really seeing a solid consistent appetite for true SRO? 

Especially with it being a reliable way for both the landlord and the tenant to keep track of their ledger.In terms of exterior, I agree when it comes to multis but typically we put it on the tenants for single-family residences to be responsible for up-keep.

One of them was struck by some heavy machinery and created about a one inch wide crack along the entire height of the wall.

Seems like here in BP only PPR has a solid history, reviews and recommendations.

I would occasionally get emails from them and it was difficult to get a response back when I’d reply, so I just decided to move on.  

Thanks JD, yeah I’m perfectly fine keeping money in the deal, I’d need about $50-$75k out of this deal so I can still keep a solid cash flow spread so not sure if I’ll even keep going down this road

After our annual meeting with my wife I took responsibility of increasing cash flow at our two STR’s.  

In my market, you can find a home that needs 20k in repairs for 30k-50k.My question is, is it a good idea to capitalize on the HELOC opportunity if I find a solid deal?
