As a public service I'll share my pre-biggerpockets experience with one of these "100% lenders" I attempted to use one of these lenders, Quickfunding LLC out of New York.

I'm Andy, a recent University of Utah Computer Science graduate and now a full-time, 100% remote software engineer.

Im an investor, agent and airbnb host in Phoenix metro.

With fees and points and so on, their money cost me 16%, and it was a total pain to refinance to a 5% conventional mortgage.If you are going to do a deal which involves buying a house for $50k less than market price, then paying Eastside $10k to expedite the closing is totally worth it.Eastside funding are good people, and they provide excellent service. 

Today, 7 years later,  I have 37 doors and real estate is my full time job managing those properties.I doubt anyone can tell you exactly what course you should take… but if real estate is your goal, my suggestion is to go find your local real estate investment group that probably meets once a month and start rubbing shoulders with everyone there.

An agent would need to review your policy, but in general,Tenants belongings and vehicle would need to be covered with Renters Insurance and Auto insurance.  

I understood that the lender wanted their return & the contractor wanted their fair price for services and in doing so (because purchase price became EVERYTHING) I had the room in the numbers to make it happen.

I know where a distance away but that don't stop the growth. a little background on me I've been a business owner for the past 14 years running a moving and home service business.
