That situation would be extremely risky for a lender. 

The biggest issue with shower faucet I have had is that you can no longer put in the hot cold version when you have a shower.

In places like Michigan when it is cold outside, heat treatments are even less effective. 

I have found my first interested property owner from a cold call.
