Brandon Turners 7 years to 7 figure wealth was structured around $200/unit, but in more recent web casts he says $100/unit is his target, so has the decrease come with the market up-swing.

A self-managed person would have to spend hours bouncing around the web, creating and paying for listing service after service to get onto as many as dozens of sites, and at that point already probably paid what a PMC would have charged for doing everything. 

A little more background on Old Louisville zoning - it was designated a Traditional Neighborhood Zoning District / TNZD (I believe around 2000) and that's how it can enforce all of these additional requirements on external appearance of the property (which btw if you want to change anything about the exterior as @Clay Smith described you would need to file for a Certificate of Appropriateness / COA) as well as what the property is permitted to be used as (single family, duplex, multi-family). 

It might be a good option for a totally different way to make money in RE but then you might as well tell them to learn swift or python instead and get a job as a web developer. 

I looked up a bit of info on the web for MN about them, not sure the best for me...but certainly worth asking the Realtor & Lender I end up working with, who should be much more knowledgeable than me in the specifics would be the goal.
