What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

As someone mentioned, Idaho is a great market, I am particular to Eastern Idaho.

Make sure to send them a detailed email explaining how you are paid, how much, contract length, pay history in this career, job outlook, etc..

Someone above mentioned Cozy... there are other services like this that allow you to pay your rent and build a credit history.

It went from no criminal or eviction history to several records on the criminal report and 1 eviction record, and the credit score dropped. 

Some areas say you can't consider criminal history when screening applicants11.

However my credit is very good and a very long credit history.

Once again, the property sat on the market for a long time, I bought it at a heavy discount, and it's been cash flowing ever since.By the way: every property I own cashflows well, and every property I own was bought on the MLS between 2016 and now--during what was probably the toughest buyer's market in American history!
