It means the OP's leases are over 30 days long but under a year.

And the OP is right working with investors that are new is a very fruitless thing to do and a complete time waster in many cases.What you do is find the property your interested in on line ( which is simple now) contact listing agent and tell them you want to write and offer.. that will get their attention.You just need to have your ducks in a row you should have your POF or approval already to go...

The title of the thread says "non-performing" and then the OP in the last post said not only is he current but his escrows are funded as well.  

For those who have been on here a while the OP is a well respected BPer and a very successful investor. 

OP never did respond if the seller knew they gave away 16K.

The OP is the reason why my business plan is to never hold a SFR for more than 5 years.
