.- Current Rent is 150$- $200 behind market avg.I am very comfortable in single family homes in this town (own 18 SFH rented and performing well).

We are/were hoping to put a $60-70k down payment on a higher-end 'A' new build property with Rent to Retirement as I really like their business model/community, rather than a smaller down payment on a refurbished property in a 'C' area.

I'm potentially looking at moving my business elsewhere and am interested in hearing recommendations from people who have had better experiences with property management companies in the area.

., the interest rates are too high and that seems a last resort.I would like to find a partner to buy half the house/blue sky and run the rental business with me (spouse will be removed and sign off), either as an active or silent partner, I’m flexible on how involved someone wants to be.

In my area, the ones with a great location, updated and nice layout are still busy, multiple offers over ask, cash buyers, etc. 

Unfortunately, the majority of investors that experience terrible service from turnkey companies, figure out that it's not worth spending tens of thousands of dollars suing their turnkey provider and just move on - which allows the turnkey provider to not change their ways and stay in business:(You should also check out this BP thread about the topic:https://www.biggerpockets.com/forums/88/topics/976647-turnkey-company-suggestion?

What makes people prefer airbnb than hotel these days, especially the rate of hotels are relatively competitive (airbnb becomes more expensive than it used to be), i.e. is it still a viable business for the most part? 

I've only heard about NARPM here on BP; which isn't saying a lot.I agree that NARPM might not be the primary avenue for growing your business through referrals.
