Since you know your time is going to be more scarce soon and you've had your nightmare tenant experience already you might want to take additional precautions when screening tenants.

I think it's one of the easier (and better) tenant screening services out there.

If they are on a month to month lease, give them a 30 day notice and get some tenants in there that you screened.

I am a newbie landlord and am going to list my property soon.When i get all the applications, I'll want to check up & screen previous landlords, where do i verify that person is actually the landlordand not a brother-in-law type thing ?

Maybe this has to do with the property not being in the condition to attract a good tenant OR improper tenant screening.

I noticed the font was quite a bit smaller a while ago, but now, the whole BP website maxes out at about 8 inches across on my large computer screen and the print is TINY. 

-Put bold information in the ad about easy qualifying for the property ( but of course you want to screen with a criminal background, verify employment, credit, evictions, ect). 

Your story was so engaging and you had my eyes glued to the screen as I was reading it.

The carpet was stained like someone walked around spilling who knows what and never bothered to wash it up, very dirty dirty walls, black water in the toilet, screens busted out of the screen doors, the fridge was new but you about died when you opened it from the smell of rotting food...you get the picture.

They key is to screen the tenants in the beginning and curb most of that unpleasantness the can come along.We have gone through the eviction process with a few tenants.
