It barely gets above 82 degrees in the summer.  

A referring to the nicer neighborhoods...etcI could be completely off target with this but it’s a barely educated guess.

When starting a house like this, my advice is to not to demo the whole house down but do try to get it as bare bones as you need.

I have a W2 so I’m ok barely making anything off a property in an area I like for a couple years.

There is still barely any inventory and it seems it will get worse, ugh.

@Shez B- Are you happy with Casa Property Management company?  

He states he can't rent or sell property due to smoke smell..I doubt that.the house was built in 1951.there are numerous cracks in ceiling from house settling, wood floors need redone plus two round stains from kerosene heaters from last tenants,the bathroom is original pink tiles, kitchen cupboards falling off walls,leaking roof,leaked prior in spare room was patched and never painted, the whole house is a fixed upper.I think he's trying to pass the buck onto me so he can repair to sell, not due to smoke smell.Can I take him to court for my refund or will be win.I live in virginia

My appreciation will probably barely keep pace with inflation. 

I barely qualify for a loan that is competitive, and I'm pretty sure, were I to purchase a home/investment property with no money down, it would be hard to gain equity, and I can't fathom prices continuing much higher than they are now.

I own bare land worth about 300K.
