Somewhere where you have some social infrastructure (friends/family) is a plus too ... go on an exploratory roadtrip to visit them and assess these markets 1st hand (once you figure out how to analyze a market and strategies) rather than asking BP to name a good market, which inevitably will already be stacked full of investors to compete with. 

How much do you pay per service and how do you control how many service visits the contractor makes.

But this is just talk right now, I'm just trying to get used to landlording for the moment.Also keep in mind that some SoCal sellers are unloading right now are unloading older properties with lots of deferred maintenance ahead of El Niño (as was the case with my property).  

Had I known that ahead of time, I would have worked the closing so that those funds were paid to me outside of the closing. 

The tenants have not held up their end of the NNN and upon a property inspector's visit, it appears as if this is sorely needed.
