I think we set on the idea of keep some $$$ in the pocket so eventually we can invest in a 2nd property.

With any contractor make sure you set your expectations with letting them know what scope you want done. 

Yeah, that is my concern that it will be platform wide and not just limited to CA.I really don't see a problem with having it all broken out. 

On my policy, the loss of income limit is based on 12 months gross income for the property. 

And it is only 1500 sqft for both units, so rent will be limited based on the small size and you still have to maintain kitchens and bathrooms for two units, which means high maintenance cost to rent ratio. 

I would suggest setting up to get paid via direct deposit or another digital medium.
