You not only have Toyota and Nebraska Furniture, but it's an easy drive to the new State Farm HQ, planned Raytheon expansion, and generally all of the Telecom Cooridor players & planned expansion.  

It would take too many plays with too few players and they can be very expensive to repair.  

As long as you have a solid contract (sublease agreement) you will be successful in evicting, and as you say, it will be within 3-6 months depending on how much of a player this tenant is.  

If I invested in an area where the Housing Authority was not a good community player, it would make a difference.

Try VLC player for the videos, reformat the file through the player.

I however bought a 2013 Ford Fiesta in 2013. it was like $13K brand new, but its manual transmission, manual windows, no CD player, no alarm, no automatic locks etc.

Also there are fewer players who will finance hotels than multi-family buildings.

I'd suggest networking with the players in your market.
