You seem to really understand the position I am in with trying to find the right locations within SA. 

I do have additional cash on hand to invest but I would like to use the equity build up in these two properties in addition to put myself in an even better position to purchase either a couple more SFR or a Multi family.Both homes are located in Nampa, Idaho and are financed through a large bank, not a local community bank which I would like to start building a relationship with.I would appreciate any advice.Thanks,Devon

If you're seeing signs of drywood termites in multiple locations, then spot treatment probably isn't going to work and you'll need the place tented. 

I am located right outside of Fort Rucker, Al and have recently gotten married, leaving me with two of everything.

There is only one situation that I can think of where I would even consider a tankless and that is where the current water heater location is no longer suitable (i.e. you need the space, or there is some safety concern).  

I have located a vacant property that has property management papers taped up in the windows but it is not listed as a foreclosure with the County Trustee.

Much of the house looks like a dump inside, but it's in a desirable location A neighaboor told me last weekend that the former owner was a "slumlord", known for being overly cheap and not fixing things the right way.

The location on this flip is a huge influence on the asking price.
