I just finished listening to all of the bigger pockets podcasts, @Brandon Turner you are ridiculous btw, which I found quite helpful.I just contacted my mortgage broker today to see if I can get more information on a heloc since I have a primary residence.

The multis cashflow roughly $500/mo each, and we have additional HELOC money to fix anything needed and just plan to use the maintenance, vacancy, and profits to pay back the HELOC (hopefully in 3 years) and plan to BRRRR a property with the remaining capital once we find a deal that works.

If so, you would have to make additional cashflow in your out of state properties to make up the difference on top of your 5K goal.Further, taking out a $200K HELOC would effect your debt-to-income ratio (DTI), which may disqualify you from the additional debt you need to purchase your new properties, unless you can get non-recourse debt.

Beyond this, you can often use a HELOC on one house as the down-payment on another, or borrow against a retirement account or life insurance.

A few months ago Wells Fargo froze my bank account for over a month due to a ( what they thought was ) a fraudulent charge , therefore preventing me from making other CC payments for the month and dropping my credit score 200 points making me ineligible for a refinance or HELOC etc.
