If he's motivated, he may be willing to accept less.If I lease option it from him, I can't sell with seller financing which is my preferred out in this case because I'll be able to get more up front.

So I put a outrages offer of 10K not really thinking I would get the house, two days later the bank accepted the offer and I got stuck with the home. lol  The roof, porch, siding, and interior had to get gutted, at this point still getting worked on..

if i were you, i would take a sample and have it tested just to have it tested. if it is mold, there are 18 different species of black mold and only 2 are toxic. that advice is coming from a licensed home inspector with a mold certificate. if it is black mold and is toxic, then you can remove it yourself, but protect yourself too. make it part of your offer. if the seller doesn't want to accept your offer based on the mold, then walk away. if you do not want the place because of the mold issues, would someone else want it?

If a rental applicant falls a little short of our qualification standard of 3x income or favorable credit, we sometimes offer an option for the tenant to pay a double security deposit or pay 2 or 3 month's rent in advance.I would love to hear if other landlords or property managers offer this option, and if so, do you think it is more beneficial for the landlord to accept a double deposit, or rent paid in advance?
