Not only is that not a good area, it's one of the worst in Orlando.I don't know that I would agree with @Brent Paul, Orlando is a really solid rental market with good appreciation potential, provided you buy in the right area.To @Nathanial Dunne's point...Run!

use the rule that leaves you in the worst case scenario. favoring one rule more than the other because it gives you more cashflow is probably a bad idea. also you just calculated your maximum asking price to meet the 1% rule....what about your rehab budget?
