I am located in Massachusetts, Bristol County.Here's a snip of the calculator in action (if you're into that sort of thing) The only fields that require input is the URL link to the property (in this case Realtor.com) and the Yellow highlighted fields, the rest is pulled directly from the web and calculated, including the mortgage and taxes.

Check out the Illinois Rental Property Owners Association web site and look for a member group near you where you can attend local meetings.

I'd recommend reading as many BP published books and listening to the podcast before investing in order to at least have a platform upon which you can launch out. 

Jack, I agree BP is definitely the best single source of real estate info on the web that’s not just trying to sell you something.

I ball parked around 35k due to vinyl wash, roof paint or replacement, adding an a/c system (assessor web site said none was installed, had space heater, and couldn't see any Central systems outside based on the photos) which could be pricey, that should leave me with $15-20k for the interior.
