My current home wouldnt pass the current code ( no house wrap , not enough insulation in the ceiling , walls now have to be 2 by 6 ,  dryer has to be 4 wire , not 3 wire , smoke detectors have to be hard wired ,  fire sprinklers)   I dont have to change a thing , if I did it would be a small fortune . 

The fact you have very little money to start is even more of a reason not to waste it

--I hope   Also my reference to to "foam filled penalized homes" refers to the wall structure in which fiber glass is replaced by ridged foam.  

What if they have no equity, and you are just wasting your time.

So much deferred maintenance that there was actually holes in the walls and squirrels and critters were living in the home ala Grey Gardens.

Now, if they're not paying rent, don't waste time filing for whatever the first step of missing rent is.

All the real estate forums, podcasts, You-Tube seminar stuff you have basically wasted your time with hasn't given you any direction, no plan, or any knowledge of business, as most others, you're still rather lost. 

It's all fixable. the floor is bad in a few places... that wall in the kitchen must have had a leak for MANY years because the 2 "sistered" joists in the basement have sheared off where they meet the concrete foundation. can you imagine rotting and shearing off a 2x4 standing on the short end just by pure weight overtime?
