I have often used only one agent to incentivize them to present my offer in a favorable light (it is amazing what an extra couple grand in commission will encourage some people to do) but when doing so I divulged nothing to that agent that I would not have been comfortable telling the seller directly.

It seems like Brewerytown, Germantown, Olde Richmond, Strawberry Mansion and similar could be good fits.Price Point - around 120k, there's some flexibility here.Rehab - Cosmetic changes and light rehab is ok.

Turns out there is a meter somewhere for a pole light or something that the owner paid.An agent for another property told me that only water was paid for by the landlord but then his P&L, which by the way was just a MS Word doc with some stuff scribbled on it indicated otherwise.

So I just bought my second house a month ago on a block where all the houses were built on TV and given away, top of the line lights, faucets appliances etc. 2 doors down a house sits vacant as the winner lives out of state.
