You can also find options on the East side as well as SouthEast, just different appeals to each location for different investors.  

Second area was the Patterson Park area along East Baltimore Street.. definitely seems to appeal to a much younger populace and Johns Hopkins is close by.

It appears that many landlords are unaware of how to stay out of costly County Court after a tenant appeals a Justice Court (JP Small Claims court) judgment in the landlord's favor. 

Leander and Liberty Hill also have done a fair job at planning their city growth which helps the growth to feel aesthetically appealing.  

I think the appeal of living in urban environments is going to be greatly diminished.

I could add parking by paving over the front yard to help with the parking situation, but that may hurt the curb appeal slightly.So here are my options1.

From a landlord standpoint what is more appealing to a renter, smaller room with balcony or a large room?

I can't decide if I should go a xeriscape route or give it more curb appeal and put grass down.
