A triplex is a different property type than a 3 building property so even if there are tri-plex properties in that area those would not be considered valid comparables to a 3 seperate building property in a FHA setting.

circa 1975.I had been working at Gemco  Stevens Creek and Hwy 9 pumping gas for a bit.. then bagging groceries making 1.20 an hour.sold a 10k prop .. ( land ) made 1k in commish.. took me all of maybe 4 hours.. at that point I never looked back....

If the wholesaler has a valid, signed purchase agreement they could record a memorandum of interest (or whatever the equivalent is in OK) and block the seller from selling to anyone until the wholesaler discharges their memo.If the wholesaler is well connected and has a good reputation you may get a poor reputation if you try to circumvent their agreement, especially on your first deal.

I don't know the square foot of each apartment.With that said, so far I haven't contacted anyone, just looking at the numbers I was given and decided to ask for your opinion.Numbers:Asking price:225kBuilt:1910Loan: 20% down $175,000 loan 30 yr fixedEstimated mortgage with insurance/taxes: $1,100Rented: apt A: 650/Month aptB: 650/mo aptC: 600/mo aptD:600/mo AptE:495/mo AptF: 550/mo Total rented: $3,545/mo -landlord pays water,gas,sewer :estimated value:$800Would use property manager: 7-10% per month:$280Also, the duplex price value could be around 60-70k sold as is.
