It's significantly easier to unlock that equity while you're still living there than once it's an investment property.

They also know if they find something that meets it, I will buy it as long as it isn't about to fall over, so there's next to no work on their part except unlocking the door, sending the DocuSign links, and picking up their check from the title company.

If the landlord hires the gardener and the results are poor, send your landlord an email/letter (retaining a copy for yourself) to report the deficiencies and provide photos.

Although, you can set it up with good photos.
