If there are no other owners on title then was the home in a trust or is there a notarized and valid will that can be probated?

As everyone's experience levels are different, you may know all of this or some, others will know all plus a heck of a lot more and someone new might find it useful so I'll just put this out there for all.

I prefer having the air space under the metal, the strapping helps to level out the uneven surface and the metal is more securely held down with strapping.

Some States/Counties charge different levels of transfer taxes based on whether the buyer is an owner occupant or investor so it is important that this is accurate. 

Time to pull the deed of trust/mortgage of record and read and understand its terms.

Put the property in a Land Trust where you are still the beneficial interest holder.
