First step is to confidently talk to people about what you do.

I recently traveled to that state and passed by the property and sprayed outside for other insects.

Especially if you were able to buy a deal in which you immediately gain equity or if it's a great location so you can be confident in the appreciation.

If you are confident that they are solid tenants, you can get them on a longer lease, but you can't screen/qualify tenants that are already living there (check your own state and local rules - this is based on my own experience and consultations with attorneys in Cleveland).

Travel to the area for a 3-4 day tripI would consider making a trip to the area that you plan to invest in.

I purchased thru her as a realtor, moved to the location as my primary residence for a year (I travel/work from home), then turned the unit over to her property management company/team after my first year enjoying the unit.  

He said that he needs to find a 6 month rental for two executives that travel to Destin for work frequently.

Its slowing chipping away at my confidence.

Or are they there for vacation/business travel and have better things to do?
