Tour the areas you're looking, go see some of your contractor's handiwork, take a look at some of the props being managed by your PM to see if they look well maintained.

I’m more than happy to do video tours of homes and get some leg work done for an out of state investor.

But if you want a place to hold that has good cashflows, then yes you can likely get a better than average deal since I'm seeing less buyers wanting to tour places. 

Get your list down to 2-3 and then tour each market to get a sense of neighborhoods.

If you're touring a supposedly vacant property make sure to loudly announce yourself when you walk in. 

Never buy without touring.

Are you only renting to people with good credit, steady jobs & payment history, or are you just placing the first person who responds to tour adds?

Sellers should take advantage of pivot strategies, demand buyers to view 3D virtual tours, submit pre-approval, POF, sign COVID disclosures, and require PPE before entering the property.

I think Bryan it might have to do with the fact of reselling generalist information versus these people working directly with investors in their area closing deals.In investing there is "alternative investment selection" where someone can look at multiple choices to put their money into.Someone touring the country selling marketing material that may not apply at all, apply a little, etc. to that investors area doesn't offer much value.
