Well you certainly sound intelligent enough to have several of these apparently 5% deals.

Usually if it sounds to good to be true, it probably is. :)  But I can vouch for Cozy being legit, and I have no affiliation to them other than I'm a customer. 

@Irene Chen  Hi Irene,  first let me congratulate you on what sounds like your first purchase.  

It sounds like you don't want a rental - so you need to look at your options to sell...owner financing, conventional, etc.You could do an Executory contract as a means around the 180 day limit but would seek legal guidance as there are lots of disclosures and risks with that route.Also, I assume this is residential - the requirement does not apply to commercial or investor purchases.

Hi biggerpockets family, I'm in the final stage of acquiring a house in Huntington Beach.

I am a "newbie" and in the research / education stage and was wondering what recommendations you have.  

I have some buy and hold experience in Colorado but flipping just sounds fun and exciting.  

However I've been doing research on it and it sounds like bamboo is actually a weed and can be I'm nightmare to deal with.

. $65 a SF sounds nice, like the one member described.
