First and foremost, it was remedied quickly by the GC which he verified by sending me a picture and his check was in the mail that day.A little back story for those interested, it was electrical work being done (upgrade service, newer bigger panel, and direct lines/dedicated circuits to upstairs bedrooms) The 'thing' sticking out was a drill bit that came up from the basement when the electrical subs were prodding to see where the floor was vs.

Only complaints my agent and I found were no a/c (it's Michigan, it happens I guess), an older furnace that might need to be replaced, and potentially a need to replace the circuit panel and/or think about the possibility of aluminum wiring since the house was built in 1970.

#3 will differ depending on your locale, latitude, etc, but here in the sunny dry southwest, its basically as follows: Roof coatings, Mini-Split HVAC units, the best windows you can afford (or glass block has a VERY high R-Value) and if you really want to go big, PV/Solar system.
