@Clint W. would collect a 2% fee of all income generated.All remaining income is split at a ratio that is decided ahead of time: 50%-50%, or 70%-30%, etc.So for example:Investor A invests $100,000.00 for a property as a silent partner / equity partner.The property nets $15,000.00 annual cash flow.Investor A would start with $10,000.00 annual return (10% of invested amount)Chris would collect $300.00 (2% of total income)The remaining $4,700.00 would be split based on the agreement - say it's a 50-50 split, so $2,350.00 to both parties.At this point Chris is getting $2,650 per year, or roughly 17% of the annual cash flow.The investor is making $12,350.00, which is a 12% ROI for them.I've found that this sort of partnership agreement works smoother, promotes successful management, and is an incentive to improve the property.I'm sure there are other - and quite possibly better - options that others can suggest.
