Wes Eaves Insurance Forcing Water Heater Replacement

The hot water heater is 21 years old, however, I had the tanked inspected, drained and flushed a few months ago by a licensed plumber and there were no leaks or other issues.Can anyone provide a solution that would be satisfactory to an insurance company and won't require me to replace the existing hot water heater?

the top PMs that I know make the owner keep 2k in their escrow account.. and allow for 500.00 in unilateral decisions.. once 2k gets lower they have to fill the tank back up.. the PM's that don't require any kind of slush money end up in bad positions when owners refuse to reimburse and they they go down the tubes.. seen it happen a lot of times many times in fact.

I do this to try to motivate them to not be ridiculous with water use (like letting the water run to brush your teeth or when you wash dishes, or take long showers that empty the hot water tank, etc)In all my leases, I have a clause that says all appliances on the property are left as a curtesy, and if they break, either the tenant needs to fix them or buy their own.
