Prospect has a pet TURTLE?

I have a prospective tenant that has a 3 year old Red Ear Slider Turtle.  They are supposed to grow to 12".  Assuming it's going to need an indoor tank, I'm trying to figure out what to charge as a pet fee and/or extra deposit.  Most of the house is Vinyl plank and ceramic tile. Tenants are moving from an apartment to a SFH and look great on paper.

Experience or thoughts?
