I personally prefer a legal position involving deeded ownership or secured lien position; however almost any real estate activity can be profitable given the right set of circumstances.

I am looking to do flips using the BRRRR method and househacking.

Per my contract I stated that the owner needed to establish a 6 month lease with the first floor tenant in addition to raising the rent and collecting a security deposit.

I just don’t get why the methods listed (HUD) would allow to pull out all of the initial equity to move on to the next deal.  

I feel that long term rentals using the BRRRR Strategy should be my primary method.

This method of control is more appropriate for islands and specific inland areas where pest control personnel can make a long term commitment to this technique.

I've had varying responses from colleagues so I'm reaching out to the experts for advice.My first instinct is to pay off my mortgages early using the conventional method ($300/month extra principal payments).

The only issue is using this method, one city in LA county would cost me the whole tax delinquent roll from the county itself. any suggestions? 

The two other methods I am aware of are installing a motorized main damper to direct flow to the area calling for it and hydronic boilers driving several remote air handlers.
