Mark- I follow your response up until the $800 net amount we would be making.

In most states, you are required to make a "good faith effort" to find a replacement tenant as quick as possible.Don't forget the tenant that left is also responsible for utilities and upkeep until a new tenant is placed or the 30 days are up.

You could stuck with a whole bunch of debt that you don't want and would then be responsible for.

@David Flanders It's a problem with conventional Fannie Mae lenders, Truthfully I don't know their reluctance other than they want the buyer to be personally responsible.

Surely his first response is don’t do it but it’s all about the numbers and risk (and thus 2nd house) May be to risky with unknowns on lien and eviction.
