I highly recommend using local lenders.

Certainly there are a lot more hoops to jump through disclosure wise and HR generally frowns on it fin some cases.Brokers at entrepreneurial shops (usually a local company that is privately owned or by a few partners) typically buy deals themselves a lot more.

The only issue now is what Raymond mentions above...most lenders require reserves of 3-6mo for approval on their investment loans.

So far I've done things like make my LLC, work on getting a bank account, and work on a PPT for private investors, and have a web site.

Also, I'd like to know good lenders in that area. 

My local lender I use in Memphis is very familiar with lending to foreigners with hard money!
