Not all partnership deals are the same.

Awesome to hear that you’re thinking about pulling the trigger on a house hack - it’s easily the best financial decision you will ever make if done correctly.A lot of people on BP will tell you that renting by the room is not a sound investment; that you can’t effectively manage multiple strangers in a household; that you’ll relinquish your privacy/sanity/personal space/landlord status etc etc.As someone who lives with 5 roommates (including my wife + 2 dogs) I can tell you that it’s absolutely not the big bad monster that it’s made out to be.Because you have multiple streams of income in a single property, if a tenant flakes, you still have partial coverage of your mortgage payment - not the case in a traditional rental or “luxury” house-hack.

I could even go ahead and tackle the debt (which is the option I’m leaning toward) and while I continue to build reserves to a level I feel comfortable investing with, I can try and secure some partnership deals where I bring the deal, and continue to network and grow that way.

It's all about educating yourself first and ensuring you have a solid team on the same page before pulling the trigger on a deal.

I am a little careful to recommend partnerships, but in this case it might be worth to look for someone local who does not have what you have.

I'm not sure what makes the most sense in terms of how this type of partnership would be structured, or if this is not really an arrangement that lends itself well to a joint deal.

I think you'd have a tough time getting the SBA to agree with you and you may trigger a complete audit by the SBA and possibly even the IRS after. 

Also, we have deals come across our desk that we don't pull the trigger on that depending on your criteria might be a fit.

Every nonresident property owner shall appoint and continuously maintain an agent who (i) if such agent is an individual, is a resident of the Commonwealth, or if such agent is a corporation, limited liability company, partnership, or other entity, is authorized to transact business in the Commonwealth and (ii) maintains a business office within the Commonwealth.

With interest rates currently low right now I feel like now must be great time to pull the trigger.
