What are my refinancing options?

Hi, 

I am looking for a little advice on refinancing two out of state properties in hopes of lowering my interest rates. With interest rates currently low right now I feel like now must be great time to pull the trigger. I reached out to my current mortgage companies and they weren’t much help. Any advice on best way to reach out to the right lender? Typical closing costs? Rates? 
My current loans are:

4 unit in Clarksville TN. I put 25% down on a 30 year loan in 2017 with a 4.875% interest rate (315k purchase price) 

Duplex in Lehigh Acres FL. I put 25% down on a 30 year loan in 2018 with a 5.3% interest rate (200k purchase price)
