The foreclosure auctions (trustee sales) are the ones held almost every weekday outside the Sacramento County courthouse.The tax deed auction (which is what Derek's link is for) is held 1-2 times per year (not at the courthouse) and is where the county auctions off properties that are delinquent (5 or more years) on their property taxes.

There are several options:- Guesty + cleaning services: apparently Guesty can interact with guests and contact/manage an outside cleaning service. guest does not have their own cleaning team and is an online service only.- Superhost: same thing as guesty?

@Colin Reid If he does it on his own, then you better make sure he has his own workman's comp and is insured because he wont be covered by his employers insurance if he does the work outside of that employer.

Of course, we always strive for- at minimum - capital preservation, but any substantial appreciation cannot be reliabily predicted in any neighborhood, so it helps to focus on the factors you can get a clear handle on up front.Regarding areas with solid B potential - Pinson/Trussville are a little more rural but people in AL tend to like being outside the city, so you'll still have plenty of renters.
