I was semi-retired from my business at 36 years old, had money, business savvy and now 8 years in USA, built my credit score to 817 and STILL NOT ABLE to get a traditional loan, pretty unbelievable...  

The current property owner was not able to get her to break her lease.What are your thoughts on approaching her tomorrow during the inspection?

I bought my last 2 properties by taking out a balance transfer and im not able to get a loan directly with a bank till i pay down my cards.

It would be a giant headache for you. 2) The gentleman's previous criminal history or history on public housing programs is bad enough where he isn't eligible for assistance, and can't be placed on a voucher.

Having said this, I am not able to follow you down the slippery slope.  

This caused undue maintenance expenses and put the tenants in a place where they were not able to enjoy the use of the house.I am following the letter of the law with this to make sure I do not infringe on the rights of the tenants and make sure I'm not being a sucker and eating an expense I do not have to.

In addition, there are some people with high paying jobs who lost their house during the recent downturn and are not able to buy for a few more years.

This is just another piece of the giant puzzle I'm trying to put together.
