Is an extra 2 weeks on the due diligence really worth the hassle and the potential for loosing the sale?

I'm quick to cut clients loose if they value my time, knowledge, and effort so little that they would fight me over a charge that comes out to a fraction of a percent of their purchase price.Why do you think an agent charging a fee for service is "unethical"? 

That just guaranties you will loose (default judgment).Laws vary GREATLY by state.

and trying to invest using a formulaic system based off youtube vids or podcasts is bound to fail as you are competing with everyone else that listens to those media. 

If you call enough HMLs, you are bound to find some who have no issue with it.Best of luck!

The first 2 walk throughs had the sticky handprints, some loose cabinet handles.

IE you can e mail or call and give and address and have a TRIO on your computer in 90 seconds.. a trio being a copy of the tax page  a copy of the last recorded Deed and a copy of the plat map boom done and free  Title companies out here are quite competitive and they all have a customer service department that does nothing but support agents in their marketing efforts.. and many have Development arms.. so when i want to look at a potential development they will give me a developers package.. now they do sell those  I get them for free.. and this is a bound book with all the zoning  sewer water power demographic google  topos etc etc .. that usually takes a few days. 

Day 1 you are bound by those, and hopefully have met the tenants already to understand any issues they are already having: toilet slow to flush, heat intermittently working, etc.  

Suddenly they admitted to a loose wire they found causing the bad reading and refunded all our money.
