We are currently finishing out his career in Montana so I'm doing all of this long distance at the moment (within traveling distance though) so any tips on doing all this from out of state are greatly appreciated!

Her nephew mentioned that they'll probably end up renting the place out but the house would need a LOT of work- paint, carpets, landscaping, new driveway, and whole kitchen and bathroom would probably need to be ripped out.

@Tim Hoffman - Thanks for the tip, I haven't heard of the "stepped up basis" before, a quick wiki and this is absolutely something I'll consider.I keep coming back to the partnership solution like you both mentioned.

You may let them know that you had budgeted funds for rehabbing the home including landscape but that if you have to cover the back HOA fees you will not be able to improve the looks of the neighborhood as much as you want to.
