If you have a gut feeling these tenants might work out well despite the fact their income is not that great then you can try what I have suggested, sometimes you will be surprised who ends up being the better tenant.

I do not know if they would work out for wholesaling but they would definitely be good for rehabs for a starter.

have you guys tried offering to purchase the equity position from the owner in default and tried to work out a deal with the bank thru the loss litigator of the bank to assume the loan after reinstating it?

Investors who buy distressed 2nd liens look for notes where the borrower is paying the first lien because these are more likely to get a workout, so selling this note is a good possibility, but understand that these trade at extreme discounts so you would likely only get a small percentage of what you are owed.
