As of today, total rented houses are 28 with around $19000 monthly rents.Park repo improved, and average time to rent a house now is 2-3 days.

My units are larger 3 and 4 bdrm townhomes, 1600-1800 sf each, intended to serve families.With a mid-range construction budget, what items are worth splurging on to get improved rents? 

Purchase price: $165,000 Cash invested: $165,000 Bought cash and doing improvements, hope to refinance and pull off a BRRRR on this one soon.

Maybe things will improve this spring with more inventory...if there is more inventory, that is. 

So for 2021 I’ll report a capital improvement that gets added to my cost basis, and then in 2022 I’ll depreciate the value of property with <20 year life.
