Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $165,000
Cash invested: $165,000

Bought cash and doing improvements, hope to refinance and pull off a BRRRR on this one soon.

What made you interested in investing in this type of deal?

Given our market here, this was a unicorn bringing in over 1% rule. I couldn't resist.

How did you find this deal and how did you negotiate it?

MLS. Offered well below asking and just stuck to our numbers.

How did you add value to the deal?

Improving electrical, and now due to a plumbing problem will be updating the plumbing and entire unit. Will paint the exterior and then convert the commercial space into residential for more cash flow.
