The idea is that you should be able to grow/leverage the cash you are taking and grow it faster than the interest you are going to pay on the new debt. 

The DC/VA/MD market is our third fastest growing market after CA and FL.

If you need it to look nicer, you could grow a vine on it, insert vinyl slats that make it solid-looking, or paint it.

But being long-distance investors (first time, no less) we are trying to leverage technology; I was hoping you all could help us build our team in order to enable us to reach our goals.Goals: We are looking to complete two flips within the next 12 months, and eventually grow that to four flips a year.

If you want REAL rate of return/cash on cash, look outside of the typical areas.PS, a lot of the areas that are becoming popular/gentrified and hot topics now are just as crime-ridddn as areas that are completely ignored.
