Hi ,@George Wendt I didn't go to that link because a see a date of 09-19-11 the world has changed since then.The SAFE Act specifically mentions RTO and refers to the method as predatoryThe SAFE Act is incorporated in the Dodd-Frank Act, that has changed how investors are to do seller financing.RTO is a financing arrangement now regulated at the State and Federal level, the law has teeth.When I mentioned reading, I meant the forums, not old blogs, or any blog for that matter nor any podcast.

I thought I remembered from a few of the BP podcasts that people had been able to force equity by a combination of improvements that enabled them to raise rents and better management that meant higher occupancy.Now, provided the OP has a good grasp of his market, he's saying he can raise rents WITHOUT exceeding market rates, which I think we can all agree is a good idea.

You mentioned "common areas" but since there is no individual leases, I think the whole house is one big common area.Not sure how you can really be 100% fair as to these security deposits and damages if things are so fluid.
