Quality of finish, zoning and code rules? 

I really enjoy listening to Real Estate Rookie Podcast, recently finished Scott and Mindy's book on first time home buying, and currently reading Craig Curelop's book on Housing Hacking, then I'll be moving onto the book on estimating rehab cost.Trying to keep this post brief, but I can talk all day I've never met a stranger. 

It's not a manufactured home, but they basically build a shell on slab using standard materials and you finish out the interior walls / decor yourself. 

You can finish it out, put a nice microwave, etc. and rent it to longterm renters. 

My neighbor's son rented there for 2 years after finishing his masters as an entry-level CPA prior to buying a place in Scott.

They had to come back the next day to finish.

I just finished my first deal, and and presented with an offer from a neighbor who’s mother in law past away.

The primary purpose for doing the upgrades (finishing the rehab) is to get the property to appraise as high as possible to pull as much out for future investing as possible. 

Back in mid January I started listening to the BiggerPockets podcast with episode 1, today I finished listening to episode 483.

Next thing you know he'll be cooking....and yes it is hard to remove and lowers the looks and value of the house and neighborhood......Curtains - up to him, you don't buy interior furnishings.....I suspect this guy is being 'nice' to take advantage of you.
