Saying "life is to short" as an excuse to commit crime and screw people over shows that you have bad morals.

Start it now with an attorney and cut off all direct communication with the tenant so they don't try to pull another one.In the future, you should consider hiring a property manager that knows how to screen people and handle late rent, excuses, bounced checks, etc.

A code violation missed at rough does not excuse it at final.

They don't care what their excuse is.

All I hear are excuses for why you can't buy.

Excuse my ignorance, but what formulas should I use to find those numbers? 

Don’t use the neighbors complaining as an excuse to correct the situation.

So, just as it is already with tenants, you pick a bad one and they will not pay, be late, never pay, make up excuses, etc.
