The commission is becoming a more of an issue because of the new technology.The power of a real estate agent is knowledge but once the consumer becomes more educated the less power the agent has. 

Example: they "rewired" the electrical with a new 220 box but there's still only a 60 amp feed going into it.

I even offered to pay for a power of attorney. 

The man died in 2014 but when I called the electric company to see if there were any electric problems in the past they told me the electricity has been off since 2011.

Not only did this dog scratch nonstop on his hind legs at the sliding door, he would relocate to the house windows and jump up and scratch at them and the vinyl siding with powerful strokes.  

It's great to see people in the area, I'm a strong believer that there is power in numbers.

@Dan FisherThe Solo 401k is a more powerful retirement plan than a SEP and will provide you with full ability to self-administer.  

Chances of those additions being well-done (and not negatively impacting the roofing, plumbing, or electrical systems) is slim to none.  

I am primarily interested in buy and hold investing and prefer to focus in a midwest market to maximize my buying power and cash flow.

I know this question has been asked here many times before, one more time will probably not hurt.This is for a small rehab job that includes drywall repair, paint, carpet, basic electrical, plumbing and other miscellaneous jobs.I would appreciate any input on the topic.Thanks,Pingal Sapkota
