Thankfully it was a wholesale deal with enough juice for a quick flip..Have a local PM check the neighborhood before committing on the deal.

I currently have them on a month to month lease as I have a feeling once their relief is gone it will be hard for them to get back to reality (can't pay rent but can get a brand new SUV, etc.)

A brand new build with Class B tenants in a Class A neighborhood is going to have very different repair and CapEx expenses than a Class B property built in 1940 with Class C tenants, but where you just installed a new roof, windows and mechanicals.

Brand new HVAC and hot water heater, under warranty. 

Being brand new to real estate investing, I am not skilled at figuring ARV quickly, also, I am very concerned about what if the property has asbestos, mold, foundation issues?

My daughter and I are brand new to this group, and have a question on how to finance our (her) first property. 

So, as you go up the 5 (N/S) or the 8 (E/W) you run into awesome, more suburban communities again with their own microculture.
