Agree with you completely- there are similar and better returns out there for an out of state investor - without the headache.Don't get me wrong, There are many experienced local players doing very well in Detroit and I have met a lot of them- but I have become convinced that the kind of things that they are doing, cannot be done long distance.Investing in Detroit I experienced things that were totally off the playing field for me- Just two  examples of many:  a home that was tenanted (by my PM) with what I later discovered  to be convicted criminals with federal tax liens on their assets and no ability whatsoever to pay rent, or a different management company that through pure negligence allowed a cash flowing Sec 8 property to go into abatement , thereby losing the tenant and then simply resigning from the job leaving, me to try and clean up the mess and costing me thousands.

If everyone who provided at inferior, overpriced service or product was prosecuted, we would never have time to do anything else.

I also use the state police criminal record(Texas DPS).AND I check with the county court records, sometimes there will be a pending case that can have an effect on your tenants ability to pay rent.

If you do it without the stamps you are opening yourself up to HUGE liability and potentially criminal charges if someone is seriously injured or killed.

I deal with month to month agreements rather than leases, so not sure if you can mutually agree to write up a new lease adding their additional occupants (run a criminal check and get their info first) and your tougher clauses.We've started adding fines for breaking the lease/agreement per occurrence, seems to be more effective that three strikes.  

Reason for that is the applicant that I denied seems to have lot of criminal history and I don't want to give them my personal address info.Thanks for your help
